How long have you been trading?
We have been trading since 2009, but have been involved in the property sector for the last 18 years. We are investors, traders and landlords ourselves and understand the end-to-end property market, fully accustomed to working with agents and portfolio landlords.
How can we be certain that you can guarantee the rental payments?
We are well-established with 11 years of trading history and manage several hundred properties. In a rare situation where we were to lose money on one property, we would have surplus on the others to cover any shortfall. We have cash reserves to cover us should any of our tenants not pay on time. All of this equates to a guarantee for our rent guarantee, our ability to pay all our landlords monthly in advance by standing order.
What references can you provide?
We are happy to provide references from our letting agent clients, was well as an accountant’s reference and company credit report.
How quickly can you move?
We appreciate time is of the essence and that securing the perfect tenant quickly is key for your landlord. We provide a rent guarantee offer within 24 hours of viewing a property and, once an offer is agreed, we pay a holding deposit immediately to secure the property.
How many properties can you take on, and what areas do you cover?
We take on all properties ranging from studios through to houses, HMOs and apartment blocks. Our area map shows the locations we currently cover. We are always expanding our reach and would consider opportunities in new areas within the M25, so if your agency falls outside our current remit, you are welcome to contact us.
Who will be living in the property?
In the main we deal with local authority tenants, although we do also rent to private tenants. The properties we manage are always let to families, never multiple occupants, unless the property has a relevant HMO licence.
Why do you need a grace period?
We want to ensure that we are placing perfect occupants into each of our properties. If anything goes wrong, then the risk and liability is on us rather than the landlord or agent. We therefore seek to ensure we find the most suitable occupant by conducting multiple viewings and carrying out our own due diligence checks within the grace period. If an occupant doesn’t move in within the grace period, or if we have a change in occupant over the term of our contract, then the rent will always be guaranteed. There are never any void or break costs for the landlord.
How long are your contracts?
We make small margins over a long period of time, which is why we normally contract for a period of three years. We appreciate that some of our landlords are looking for longer term contracts so their investment returns are guaranteed and secured over a longer duration. In such a scenario, where possible, we would consider contracting up to six years.
How do we make money if you are managing the property?
Much like a private tenancy, we do not make any charges or fees, but you are free to charge the landlord as you normally would.
